The area immediately surrounding UF, including Midtown along University Avenue, is Gainesville's densest and most walkable district, a mix of older bungalows, student rentals, apartment complexes, and newer infill construction within walking or biking distance of campus.
This area appeals to two very different buyer types: owner-occupants who want to walk to UF, Shands, or downtown, and investors drawn to the consistent rental demand from students and university staff.
