About

Hi, I'm Jenis Patel.

Realtor® helping buyers, sellers, and investors navigate Gainesville and North Florida real estate.

Jenis Patel

I was born in India and have called Gainesville home since I was eight years old. I began my real estate journey in January 2022 with Watson Realty, where I was honored to receive the Rookie of the Month Award, Rising Star Award, Presidents Award and Silver Pinnacle Award. Today, I'm proud to serve clients as a Realtor with Real Broker, LLC.

Alongside my real estate career, I'm pursuing a bachelor's degree in Sport Management at the University of Florida. My education, local knowledge, and passion for helping people allow me to guide clients through buying, selling, and investing with confidence.

Outside of real estate, I enjoy watching sports, movies and TV shows, staying active in the gym, and spending time with friends. My commitment to both my clients and my community drives me to provide trusted service to families and individuals across Gainesville and beyond.

My Story

Why I became a Realtor.

My journey into real estate started in an unexpected place: working alongside my family in our local business. Every day, I had the opportunity to meet people from all walks of life, and one thing I heard over and over was that I had a natural ability to connect with people and provide great customer service.

Over time, several customers encouraged me to consider a career in real estate. At first, I brushed it off, but after hearing it enough, I decided to do my research. The more I learned about the industry, the more I realized it combined everything I enjoyed most: building relationships, solving problems, negotiating, and helping people through some of the biggest decisions of their lives.

I enrolled in real estate school, and one customer in particular, Ben, played a pivotal role in my journey. As an agent himself, he encouraged me to join Watson Realty Corp and gave me the contact info of the broker at Watson Realty Corp. After reaching out, I officially began my real estate career in January 2022.

In 2025, I made the decision to join Real Broker, LLC, allowing me to better serve my clients with innovative technology, greater flexibility, and a modern approach to real estate.

Since starting my career, I've had the privilege of helping more than 75 families buy, sell, and invest in real estate throughout Gainesville and North Florida. Every transaction is different, and that's one of the things I enjoy most. Whether it's finding creative solutions during negotiations, helping first-time buyers navigate the process, or assisting sellers in maximizing their home's value, I genuinely enjoy solving problems and guiding my clients every step of the way.

Real estate isn't just a career I stumbled into; it's a profession I intentionally chose because it allows me to make a meaningful impact on people's lives in the community I grew up in. My goal has always been simple: treat every client the way I would want my own family to be treated, provide honest advice, communicate openly, and make the buying or selling process as smooth and stress-free as possible.

My Approach

How I work with clients.

Communication first

I respond fast. That is not a marketing line, it is just how I operate. Real estate moves quickly and slow communication costs people deals. My goal is to respond to every message the same day, usually within a few hours. You should always know where things stand and what is coming next, without having to chase me for an update.

A clear process from start to finish

Whether you are buying or selling, I walk every client through a structured roadmap so you know exactly what to expect and when. The Buyer's Roadmap and Seller's Roadmap on this site are the actual frameworks I use with clients, not just content for the website. No surprises, no scrambling at the last minute.

Full-service, not a niche

I work across the full spectrum: first-time buyers, move-up buyers, sellers, investors, house hackers, multifamily buyers, and commercial transactions. I do not push clients toward one type of deal because that is all I handle. If you are buying a condo near UF or a 10-acre parcel in Marion County, I can help with both, and I have done both.

Data and tools, not just gut feel

I built out tools on this site because I genuinely believe buyers and investors deserve better information before they make decisions. The House Hack Calculator, the commute tool, the flood zone map, and the market reports are all resources I use with clients in real conversations. Good decisions come from good information, and I try to make sure my clients have both.

Local knowledge that goes deep

I have lived in Gainesville since I was eight years old. I know which neighborhoods flood, which ones have the best school zones, which blocks are quieter, and which corridors are appreciating. That kind of knowledge does not show up in a Zillow estimate. It comes from years of paying attention to a specific market, and it is one of the most practical things I bring to every transaction.

Honest, even when it is inconvenient

I would rather tell you a home is overpriced, a neighborhood has a flooding history, or a deal does not make financial sense than push something through to collect a commission. My goal is clients who look back on the transaction in five years and feel like they made a great decision, not clients who feel like they were sold something.

Outside the Office

A little about me beyond real estate.

When I am not working with clients, you will usually find me watching sports, whether that is football on a Saturday at the Swamp or catching games from leagues around the world. Sports have always been a part of how I think about competition, teamwork, and performance, which probably explains why I was drawn to Sport Management and why I approach real estate the way I do.

I stay active, spend time with friends and family, and try to explore what Gainesville and the surrounding area have to offer. This part of Florida has more going on than most people realize, from the springs to the trails to the food scene, and I never really stop being curious about it.

Why Gainesville

Why I'm still here after all these years.

I have had chances to leave Gainesville. Most people who grow up here do, at some point. But I keep coming back to the same conclusion: this is a genuinely good place to live. It has the energy and culture of a university city without the cost or congestion of a major metro. The springs are 45 minutes away. The cost of living is real. And the people who choose to be here tend to be people who like it here.

There is also something about having grown up in a place that gives you a different relationship with it. I am not just familiar with Gainesville in the way you get from reading about it. I know it the way you know a place you have watched change over decades. That context shapes how I talk to clients about neighborhoods, about timing, about what the market is doing and why.

When clients ask me why they should consider Gainesville over coastal Florida, I give them an honest answer, not a sales pitch. This area is not for everyone. But for the right person, it offers something that is genuinely hard to find in Florida right now: affordability, access, and a quality of life that does not require a seven-figure budget.

Common Questions

Working with me: what to expect.

Answers to questions I get asked most often, in plain language.

Absolutely, and first-timers are some of my favorite clients to work with. The process has a lot of moving parts the first time around: financing, inspections, offers, timelines, insurance. I slow everything down, explain what is actually happening at each step, and make sure you understand what you are signing and why. I also work closely with lenders who specialize in first-time buyer programs in Florida, including down payment assistance options that a lot of buyers do not know exist.

Let's figure out where you belong.

Whether you know exactly what you want or are still working through the options, I am happy to start with a conversation. No pressure, no scripts, just an honest talk about what you are trying to accomplish and whether I can help. Most of my best client relationships started with someone reaching out when they were not sure if they were ready. Reach out and let's see where things go.
