What it's like to live in Duckpond / Historic District.

The Duckpond, officially the Northeast Historic District, is one of Gainesville's most character-rich neighborhoods, named for the small pond/park at its center and known for its canopy roads, historic bungalows, and Victorian-era homes.

Its location just northeast of downtown makes it extremely popular with buyers who want walkability to restaurants, the farmers market, and downtown events, as well as a short commute to UF.

Because much of the housing stock predates modern building codes, buyers should budget for older-home considerations: wiring, plumbing, and foundation checks are especially important here, but many homes have been thoughtfully updated while preserving historic character.

The Duckpond is one of my favorite neighborhoods in Gainesville, there's nothing else like those canopy streets and old homes so close to downtown. I'll always be honest with buyers here, though: these are historic houses, and I make sure we look hard at the wiring, plumbing, roof, and flood map for the specific address before you fall in love with it. Get the right one, and it's about as good as it gets in this town.
