Newberry is one of the faster-growing communities west of Gainesville, driven by new construction communities and families seeking more space at lower price points. Here is what May 2026 looked like.

What This Tells Us

Newberry's numbers reflect a market that built up significant inventory as new construction came online and now needs time to absorb it. The jump to 6.0 months of supply from 3.4 a year ago, combined with a 51.9% increase in active inventory, tells the story clearly: there are more homes available than buyers are currently absorbing.

The good news is that new pending sales surged to 31 in May, up 55% from a year ago, which suggests the demand side is picking back up. If pending activity converts to closings over the next 30 to 60 days, the inventory situation should begin to normalize.

Prices have held remarkably stable at $322,490 vs. $326,000 a year ago, a 1.1% decline that is modest given the inventory build. The list-to-sale ratio slipping from 100% to 96% reflects that sellers are now offering more negotiating room than they were at this time last year.

Note: with only 11 closed sales in May, these numbers should be interpreted carefully. Monthly figures for smaller markets can swing meaningfully based on individual transactions.

What This Means

For buyers, Newberry currently offers real negotiating leverage and a meaningful inventory to choose from. The price point combined with newer construction stock makes this one of the more interesting value plays in Alachua County right now.

For sellers with new construction or recently built homes, competition from builder inventory is a real factor. Accurate pricing and understanding what builders are offering at the same price point is essential.
