The Summer Setup
A few things stand out heading into summer.
Demand is holding. New pending sales of 304 in May were actually up 5.2% from May 2025, and April's 320 pending was one of the stronger months of the past year. Buyers are active. They are just being more deliberate than they were in 2021 and 2022, which is what 46-day median times to contract reflect.
Prices are stable, not sliding. The median of $371,000 in May is within striking distance of last May's $376,000. Year-over-year, that is a 1.3% decline, which is not a price correction in any meaningful sense. It is a normalization. Average prices show a larger gap ($427,392 vs. $454,666, -6%) largely because the high-end transaction mix has shifted.
Inventory is building gradually. 1,049 active listings is up 4.6% from a year ago, and months supply at 4.6 is squarely in balanced-market territory. It is not a buyer's market in the classic sense, but buyers have real options and real negotiating room that they did not have two or three years ago.
Summer seasonality will matter. June and July tend to be active months in Gainesville because of the UF academic calendar. Relocating faculty and families who want to be settled before August start seriously searching in spring and close in early summer. Well-priced homes in good school zones typically see their best activity in this window.
For Buyers This Summer
The 96.8% list-to-sale ratio means you are negotiating on a real basis for the first time in years. On a $370,000 home that number translates to roughly $11,500 under list on average. That is the market now.
Do not let that create complacency. The homes worth buying, meaning well-priced, good school zone, solid condition, are still attracting multiple offers. Be pre-approved and ready to move on the good ones. Take your time on everything else.
For Sellers This Summer
The summer window is genuinely one of the better times to list in Gainesville precisely because of the UF-driven relocation cycle. If you are planning to sell in 2026, getting on the market in June or July captures that motivated buyer pool before it thins out in August.
That said, pricing from the data rather than from 2022 comps is essential. The market will tell you quickly if you are off, and a price reduction after 30 days on market costs you more in final price than pricing correctly from day one.
