Alachua County's Smaller Communities: 2026 Market Overview

May 20, 2026 · 4 min read

Four of Alachua County's communities are small enough that monthly MLS data becomes statistically unreliable on its own. Archer, Hawthorne, Micanopy, and Waldo each see only a handful of transactions per month, and a single unusual sale can swing median prices dramatically. This report looks at what the available data tells us and provides context for buyers and sellers in these markets.

Source: Florida Realtors SunStats, May 2026 data.

Hawthorne

Hawthorne recorded 1 closed sale in May 2026 at $170,000 with 17 active listings and 12.8 months of supply. The high months supply reflects limited transaction volume against available inventory. Hawthorne attracts buyers looking for affordable entry prices east of Gainesville with lake and nature access. When properties here do sell, they can take significantly longer than the county average, with a 154-day median time to sale in May.

Archer

Archer saw 2 closed sales in May 2026 with a median of $261,250 and 4 active listings. This is an extremely thin market where individual transactions dominate the statistics. Archer is primarily a rural acreage market attracting buyers who want affordable land southwest of Gainesville. Prices vary widely based on lot size and condition.

Micanopy

Micanopy had 0 recorded closed sales in May 2026. Over the trailing 12 months, transactions have been sparse, typically 1 to 2 per month when they occur at all. When homes do sell in Micanopy, they tend to trade at a premium reflecting the town's historic character and scarcity of inventory. The most recent 12-month data shows median prices in the $325,000 to $600,000+ range depending on property type. Active inventory sat at just 1 listing in May.

Waldo

Waldo also recorded 0 closed sales in May 2026. Like Micanopy, it is an extremely thin market by volume. The 3 active listings in May represent the typical available inventory. Prices in the trailing 12 months have ranged considerably based on the specific properties that came to market.

What This Means for Buyers and Sellers

In markets this small, the standard advice of "watch the comps" does not work the same way. There are rarely enough recent comparables to establish a reliable value range from MLS data alone. Buyers and sellers in these communities benefit most from working with an agent who knows the specific streets, the specific properties, and the specific buyer pool for that town.

These are not markets where you can apply broad county or MSA trends and get reliable guidance. If you are buying or selling in Archer, Hawthorne, Micanopy, or Waldo, the conversation should start with local knowledge, not spreadsheets.
