Overview

What it's like to live in Town of Tioga.

Tioga is a newer master-planned community centered around Tioga Town Center, a walkable mixed-use hub with restaurants, boutiques, a movie theater, and a weekly farmers market, giving the neighborhood a distinct 'small town' feel within Gainesville.

Homes here tend to be newer and larger on average than other Southwest Gainesville communities, with a strong emphasis on front porches, sidewalks, and a traditional neighborhood design layout.

Because much of Tioga was built more recently, buyers can expect more move-in-ready inventory and fewer deferred-maintenance surprises, though that's also reflected in a higher average price point.

Tioga has consistently attracted move-up buyers from elsewhere in Gainesville, which has helped support steady appreciation. Homes within walking distance of the town center tend to command the strongest resale interest.

Market Snapshot

Where the market stands.

Tioga's combination of newer construction and town-center walkability keeps demand strong, and well-maintained homes close to the town center routinely see multiple offers. Inventory tends to be limited at any given time, so buyers who find a good fit shouldn't expect much room to negotiate on the most desirable lots.

FAQ

Town of Tioga questions.

From Jenis

Tioga is where I send buyers who want that "walk to dinner, wave to your neighbor" feel but still want a newer home they don't have to touch for years. I'm upfront that you pay a little more here than in nearby communities, but for a lot of my clients, the town-center lifestyle and the move-in-ready condition are worth every dollar. The homes closest to the town center are the ones people fight over, so if that's the goal, it pays to be ready to move quickly.

Tioga is one of Southwest Gainesville's most desirable communities, especially for buyers who want newer construction and a walkable, small-town lifestyle. It's built around Tioga Town Center, with restaurants, shops, a movie theater, and a weekly farmers market, plus front porches, sidewalks, and green spaces throughout. The main tradeoffs are a higher average price point than nearby areas and a slightly longer drive to UF and downtown.
