First-Time Buyers

Buying your first home in Gainesville.

First-time buyers are a big part of who I work with, including UF faculty and staff, young professionals, and long-time renters ready to make the jump to ownership.

I can connect you with lenders familiar with down payment assistance and first-time buyer programs available in Florida, walk you through what to expect at each step, and help you understand the real monthly cost of owning, not just the mortgage payment, but taxes, insurance, and maintenance.

If you're considering a property with more than one unit (living in one and renting the rest), the House Hack Calculator is a good place to start running numbers.

Relocating to Gainesville

Buying from out of state.

Remote buyers account for a meaningful portion of my clients every year, both people relocating for UF and those choosing Gainesville as an affordable alternative to larger Florida metros.

I'm set up to work with buyers remotely throughout the process: virtual showings, digital document signing, and on-the-ground access to neighborhoods and properties you can't personally visit before making a decision.

The Relocation Guide covers neighborhoods by buyer type, commute patterns, school zones, and practical quality-of-life factors.

FAQ

Buyer questions, answered.

Less than most people expect. Conventional loans can go as low as 3–5% down, FHA around 3.5%, and VA and USDA loans (parts of rural Alachua County qualify for USDA) can be zero down for those eligible. Florida also offers down-payment assistance programs for qualified buyers. The right mix depends on your finances, so my first step with any buyer is connecting you with a trusted local lender to get pre-approved.
